ETO Free Trial: See a Real Title Search Before You Commit

Most title search vendors ask you to take their accuracy on faith. You book a call, you look at a redacted sample report on a property you have never heard of, and then you send them live work and find out how good they are on a file that matters. The ETO program exists because that sequence is backwards. ETO stands for Experience, Try, Order, and the order of those three words is the point: you see the work first, and you decide afterward.

What the ETO Free Trial Is

Neuskale performs a title search on a property you choose, at no cost to you, and delivers the finished report exactly the way we deliver paid work. Same examiner, same report format, same recording references, same queue. It is not a demo, not a specimen pulled from someone else’s file, and not a preview with the findings held back.

The reason it works that way is that a real report is the only thing you can actually test. Most production managers evaluating a new vendor already know what to do with one: pick a file your own team has already completed, send us the same parcel, and compare the two reports line by line. That comparison tells you more in twenty minutes than any sales conversation will, and this program is built to make it easy to run.

The ETO free trial is available for B2B online orders only. Eligible firms include:

Why the Trial Is Limited to Online Record States

Availability can vary county by county within those states, depending on whether that county publishes its land records online. If the parcel you submit falls in a county we cannot cover under the trial, we will tell you before any work starts and quote the search at standard pricing instead, so you can decide whether to proceed. What “Free” Means Here, Including County Fees

The search itself costs you nothing. No setup fee, no account minimum, no contract, no card on file, and no obligation to place a second order.

Some counties and third-party data providers charge for document access or certified copies. Where any such fee applies to your parcel, we will tell you the amount in advance and wait for your approval before we proceed. We do not start the work and we do not invoice you for anything you have not approved. If you decline the fee, we close the order and nothing is owed.

Unexpected access and retrieval charges are the most common unpleasant surprise when working with a new title vendor, which is why the rule is on this page rather than in a footnote on an invoice.

Your trial report is produced to the same standard as every paid Neuskale search:

• A certified examiner reviews and signs the report before it is released
• Findings cite recording references, so you or your attorney can verify each item at the source
• The report is delivered in our production format, so what you evaluate is what you would actually receive on live volume

What to Check When the Report Arrives

Since the point of the trial is evaluation, here is what a useful review actually looks like. These are the same questions a title insurer would ask of any report crossing its desk.

• Do the findings cite recording references? Every conveyance, mortgage, lien, and judgment should carry a book and page or instrument number you can pull independently. A finding without a citation is an assertion, not a verifiable record.
• Is the vesting deed correctly identified, and does the legal description match the parcel you submitted rather than an adjoining one?
• Are open and satisfied items distinguished? A released mortgage reported as open manufactures curative work that never needed to exist.
• Did the report catch what you already know is on the parcel? This is why running the trial against a file your team has already completed is the strongest test available to you.
• Does it go beyond the recorder’s index? Judgments, lis pendens, and tax status sit in the clerk of courts and treasurer records. A search limited to land records misses them.
• Did the turnaround match what was quoted, and were you told promptly if a county created a delay?
• Could an examiner on your team work from this report as-is, or would it need rework before it is usable in a commitment?

How to Place a Trial Order

Placing a trial order takes a few minutes. Submit the property address or parcel number, the county, and the state through our contact page, and note that it is a trial request. We confirm whether the parcel falls within current trial coverage and, if any county or third-party access fee applies, tell you the amount and wait for your approval before starting the work. From there, the search runs through the same production queue as paid orders, with the same certified examiner review before the report is released.

After the Trial

Nothing happens automatically at the end. No contract starts, no card is charged, no subscription begins, and no minimum volume attaches. If the report holds up against your own work, you place a paid order whenever you are ready, at the rates published on our pricing page. If it does not, you have spent nothing but the time it took to read it.
